All let only service plus :-
Collect rent on a monthly basis and account to landlord via a complete statement.
All the collections of rent service plus :-
Carry out regular inspections of the property and provide the Landlord with a full written report.
Arrange necessary repairs during the term of the tenancy to ensure that the property is maintained.
Pay regular outgoings pertaining to the property on behalf of the landlord. (i.e. Water rates where applicable, service charges, and insurance etc.) from rent received.
Arrange insurance claims if necessary on behalf of the landlord.
Liaise between Landlord, Tenant and inventory clerk (where applicable) and deal with any dilapidation's and return of deposit.
Ensure that the property is clean and well presented at the end of each tenancy, ready for re-marketing if required
